Fairfield has been developing, redeveloping, and managing affordable and
workforce housing since 1985. We are experts at bond and tax credit financing
and among the nation’s top users of the LIHTC program to structure affordable
and workforce housing communities through tax credit equity and tax exempt
municipal bond debt.
Since 1997, Fairfield has built or redeveloped over 112 properties (nearly
12,500 apartment homes) with an affordable housing component.
We are experienced in partnering with local municipalities and non-profit
organizations to provide quality affordable housing and beneficial resident

Property Management
Fairfield is a national, full service property management company. We offer a
well-trained, award-winning professional property management staff that combines
its dedication to superior customer service for our residents with a focus on
exceeding investor expectations.
Fairfield consistently ranks in the top 15 largest multifamily property
management companies according to the National Multi Housing Council. At the
start of 2008, we managed a portfolio of nearly 60,000 apartment homes across
the Untied States. More importantly than size, however, is Fairfield’s track
record of awards for superior service to our residents and to the communities in
which we manage properties.
Fairfield holds an AMO® (Accredited Management Organization) designation with
the Institute of Real Estate Management. This designation assures our partners
that the standards required and expected by the top institutional real estate
investors across the country are being met.
Fairfield offers a wide range of resources to provide full-service management
for clients and their assets. State-of-the art management and property
accounting systems are in place to monitor traffic, market data, occupancy, and
rental income and expenses. We offer extensive personnel training, a property
development (construction and rehabilitation) division, as well as a
full-service marketing department.
Student Housing
Fairfield is committed to offering first-class university student housing. We
believe that in addition to offering a great education, college should be safe,
comfortable and even fun, so we build off campus student housing that is ideally
suited to college students.
Property Sales
Asset disposition represents the culmination of Fairfield's investment process
and serves as confirmation of our investment strategy.
Fairfield's property dispositions group has sold $12 billion of real estate
assets since 1997.We have consummated sales with plan sponsors, pension fund
advisors, large insurance companies, public and private REITs, and foreign
institutions.
